The Site
Villa Levanda is set on a secluded private estate, tucked well away from road traffic on a gently sloping hillside above Avlaki bay, which is about 700 metres away down a quiet country lane. The Villa is one of just a few superbly designed houses that enjoy the many benefits of this beautiful site – sublime views of the sea, the mainland and the surrounding hills, privacy, seclusion without isolation. The property is situated amongst olive groves, with enough trees for the owners to produce their own olive oil if they so wish.
The gently undulating nature of the site ensures that the property not only enjoys outstanding views but also retains its own character and privacy. The land drops away to the east to overlook the surrounding hillsides, thick with a tremendous variety of low trees and shrubs, mostly evergreen, interspersed with pine and cypress trees. This is Forestry Commission land, a fact that guarantees the views remain unspoiled and unimpeded in the future. The peace and quiet of the area is rarely broken by anything more intrusive than birdsong or the occasional sound of goat bells and the chatter of the cicadas in the summer.
Our acquisition of this piece of land, together with four other plots on the same hillside could in itself be one of those classic anecdotes – sixteen separate landowners, all trying to outdo each other and us, had to be gently persuaded and orchestrated into selling their land. Every olive tree was counted and fought over. It goes without saying that all the many remaining olive trees on each plot have been treated kindly – pruned and fertilized, and all have rewarded us with bountiful crops of olives which appear every other winter. There are also cherry trees on the hillside.
The House
Design - Building Materials - Appliances
Villa Levanda has been built to the strictest EU building standards, and complies with all relevant building regulations. Our architect has created a house that is contemporary in style and features unusually large windows that make the most of the extraordinary light, space and views. The best example of this is probably the amazing 180-degree view from the open plan living/dining/kitchen area which is at the heart of the house.
The lower part of the house has been designed to provide a separate apartment that can be used in a variety of ways. Completely self-contained, it makes ideal guest accommodation.
We have laid beaten white marble floors throughout the house with a stunning oak floor in the master bedroom. The window frames throughout the house were specially tinted during manufacture with a delicate tone of sage, bringing the feel of the surrounding countryside into the house.
The kitchen fitments and wardrobes have been handcrafted, by a talented local carpenter, and the kitchen cupboards are topped with Italian granite. A Miele fridge, cooker, hob and dishwasher have all been installed.
A great deal of thought has gone into the layout of the outdoor areas, which, during the summer months, are bound to be the focus of summer living. Terraces, steps and poolside features have been crafted from beautiful natural stone brought from Albania and laid by skilled stonemasons whose families have practiced their craft for centuries.
